摘要
为推进深圳市土地存量开发,以市场为核心导向的房地产开发模式在深圳市城市更新活动中占据主导地位,旧城改造在多元主体严重的利益纠纷背景下呈现长期停滞状态。基于上述背景,文章对深圳市木头龙社区更新项目进程进行深度分析,研究结果表明,不同派系业主间的内在矛盾与冲突是造成旧城改造停滞的核心问题。此外,结合实例分析发现,具备“居民成分”的第三方专业力量,将有助于缩小不同派系业主对规划知识的认知差异,构建多元主体依赖机制。
In order to promote the development process of land stock in Shenzhen,the market-oriented real estate development model has taken a leading position in the urban renewal activities of Shenzhen.The old city renovation has shown long-term stagnation due to serious interest disputes among various stakeholders.This study makes an indepth analysis of the development process of Mutoulong Community renewal project in Shenzhen and finds that the internal contradictions and conflicts among property owners of different factions are the core problems causing the stagnation of old city renovation.In addition,combined with the results of case studies,the presence of third-party professional force with "resident composition" can effectively help bridge the cognitive of property owners of different factions regarding planning knowledge and establish a mechanism that relies on diverse stakeholders.
