去杠杆政策下房地产企业现状及其应对措施

The Current Status and Countermeasures of Real Estate Enterprises underthe Deleveraging Policy

摘要 我国经济已由高速增长阶段转向高质量发展阶段,房地产行业由于资产负债率偏高,易引起财务危机,并且由于房地产行业利润率较高,导致社会资金大量流入房地产领域,引起经济脱实向虚,严重影响中国经济的健康可持续发展。因此,金融监管部门逐渐加大了对房地产企业的融资约束,以降低房地产企业的杠杆,维持房地产行业的健康可持续发展。文章主要分析去杠杆政策下房地产企业现状以及未来的应对措施。 As the economy of China has shifted from the stage of high-speed growth to the stage of high-quality development,the real estate industry is prone to financial crises due to the high debt to asset ratio.Moreover,the high profitability of the real estate industry attracts a large inflow of social funds into the real estate sector,which leads to an outlow from the real economy to the virtual economy,and thus seriously affects the sound and sustainable development of our economy.Therefore,financial regulators have gradually tightened financing constraints on real estate enterprises to reduce the leverage ratios of real estate enterprises and maintain the sound and sustainable development of the real estate industry.The paper mainly analyzed the current status and future countermeasures of real estate enterprises under the deleveraging policy.
