既有办公建筑绿色智慧改造与综合运维平台研究——以西北地区某既有办公建筑改造项目为例

Research on Green Smart Reconstruction and Integrated Operation and Maintenance Platform of Existing Office Buildings——An Example of an Existing Office Building Renovation Project in Northwest China

办公建筑的智慧化改造及综合运维的信息化建设正处于发展变化的转型期,原有的信息化办公管理模式已无法满足当前的需求,加之国内外近零能耗办公建筑的发展以及人们节能意识的提高,办公建筑已经从普通建筑开始向智慧建筑发展转型。以西北地区某既有办公建筑改造项目为例,将绿色改造办公建筑I中应用的结构健I康监测、能耗监测、室内环境监测、太阳能光伏发电和新风除尘净化等绿色建筑新技术作为基本元素,通过的综合运维平台,对动态监测数据进行统计与I分析,制定绿色运行方案,实现办公建筑的高效集成运维管理。

Office building intelligent transformation and comprehensive operation and maintenance of information technology construction is in the transition period of development and change,the original information technology office management mode has been unable to meet the current needs,coupled with the development of domestic and foreign near-zero energy office building and people's awareness of energy saving,office buildings have been from the ordinary building to the intelligent building development and transformation.Taking an existing office building renovation project in Northwest China as an example,the structural health monitoring,energy consumption monitoring,indoor environment monitoring,solar photovoltaic power generation and new air dust purification and other new green building technologies applied in the green renovation of the office building are taken as the basic elements,and through the docking of the IFC standards and API interfaces,a three-dimensional visual integrated operation and maintenance platform is constructed by using the BIM technology to carry out statistics and analysis of dynamic monitoring data,formulate green operation programmes,and develop a green operation plan,which is the most effective way to improve office building management.and analysis of dynamic monitoring data,formulate green operation scheme,and achieve efficient and integrated operation and maintenance management of office buildings.
