摘要
当前住宅规划与施工多为单向模式,规划建设的效率较低,导致完成施工之后的承载比下降,为此提出对房地产企业住宅规划与高质量施工技术的设计与验证研究。根据当前的测试需求及标准,先进行基础住宅建筑总布局划分,采用多层级的方式,提升规划建设的效率,设计住宅功能区域多层级规划。以此为基础,进行施工准备及场地平整处理,设定住宅主体抗震加固及楼面板,搭建水电管线安装、剪力墙,最终采用外墙保温及内部装饰来完成最终施工。实例分析结果表明:针对选定的6个节点,通过三个阶段的测试,最终得出的承载比可以达到25%以上,说明此次的施工方式更为高效,针对性强,具有实际的应用价值。
The current residential planning and construction are mostly one-way mode,and the efficiency of planning and construction is low,leading to the decline of the bearing ratio after the completion of construction.Therefore,the design and verification study of residential planning and high-quality construction technology of real estate enterprises is put forward.According to the current test requirements and standards,the general layout of basic residential buildings is divided first,and a multi-level method is adopted to improve the efficiency of planning and construction,and the multi-level planning of residential functional areas is designed.On this basis,the construction preparation and site leveling treatment were carried out,the main part of the house were set,the water and electricity pipeline installation and shear wall were built,and the external wall insulation and interior decoration were used to complete the final construction.The example analysis results show that for the selected 6 nodes,the final bearing ratio can reach more than 25%,indicating that the construction method is more efficient,targeted and has practical application value.
