更新治理模式迭代下历史文化街区的形态变迁研究——以惠州水东街为例

Research on the Morphological Changes of Historical and Cultural District with Renewal and Governance Models Evolving:Taking Shuidong Street Block in Huizhou as an Example

本文梳理了广东省惠州市惠城区水东街在20世纪80年代以来不同时期的城市更新治理模式下街区空间形态的变迁。通过对相关规划和更新文本的解读,研究根据更新治理模式中政府、市场、居民三者之间的合作关系与相对应的更新措施,将水东街的更新分为3个阶段—从基于复杂产权的碎片化维系,到房地产导向的局部重建,再到多维度的保护性更新,并从平面肌理、空间功能、立面风貌、公共空间形态等方面对街区形态的变迁进行了历时性分析,建立起与更新治理的联系。

This paper sorts out the spatial form changes in Shuidong Street,Huicheng District,Huizhou City,Guangdong Province under various renewal and governance models in different periods since the 1980s.Based on the related planning documents and urban renewal texts,the renewal of Shuidong Street is divided into three stages according to the cooperative relationship and corresponding measures among the government,market,and residents in the renewal and governance models,including fragmented maintenance based on complex property rights,the partial reconstruction in real-estate-oriented,and multi-dimensional protective renewal.This paper also tries to makes a diachronic analysis of spatial form changes from the aspects of plane texture,space function,facade style,public space form,etc.,and establishes the connection with renewal and governance.
