摘要
绿色建筑在项目前期由于采用了一系列建筑节能技术,产生的增量成本占整体造价比例高且投资回收期长,相较于传统建筑,房地产开发商和消费者对此积极性不高。基于此,文章通过分析绿色建筑的增量成本和后期产生增量效益的具体构成,搭建模型对两者关系进行定量分析,并引入实际案例,全面直观地展现了绿色建筑在运维阶段带来的巨大效益,提升民众对绿色建筑的正确认知。
Due to the adoption of a series of building energy-saving technologies in the early stage of the project,the incremental cost generated by green buildings accounts for a high proportion of the overall cost and the investment recovery period is long.Compared with traditional buildings,real estate developers and consumers are less enthusiastic about green buildings.Based on this,this paper analyzes the incremental cost of green buildings and the specific composition of the incremental benefits generated in the later stage,builds a model to conduct a quantitative analysis of the relationship between the two,and introduces practical cases to comprehensively and intuitively demonstrate the huge benefits brought by green buildings in the operation and maintenance stage,so as to enhance the public's correct cognition of green buildings.
