基于空间绩效大数据测度的城市商业用地评价与优化研究——以南京主城区为例

摘要 探索与人口实际特征及需求结合的商业用地评价和优化路径对用地集约利用具有重要意义。文章分别以商业空间属性和消费者活动为供应与产出因素,构建了基于空间绩效大数据的商业用地评价体系,并以南京为案例进行商业用地评价与优化的实证研究。研究表明:南京主城区的商业用地空间绩效水平中等偏上;空间绩效聚类中心与空间开发时序和土地利用状况密切相关;从中心到外围的片区上失调类型用地和绩效超前型用地逐渐减少,规模超前型用地逐渐增多。 To intensive land use,it is of great significance to explore commercial land evaluation and optimization paths that combine actual characteristics and needs of the population.This paper constructs a commercial land evaluation system based on big data of spatial performance,taking commercial space attributes and consumer activities as supply and output factors respectively,and conducts an empirical study on commercial land evaluation and optimization with Nanjing as an example.The results show that:spatial performance is above average;cluster centers of spatial performance are closely related to spatial development time series and land use status;from the center to the periphery of the area,the imbalance type of land and performance-leading land gradually decrease,while the scale leading land gradually increases.
