工程造价在房地产评估中的运用研究

摘要 房地产估价是指估价师选用合适的价格评估法、市场价格评估模型等对房地产项目价值进行评估。其间房地产项目评估结果的准确性会受到各种政策文件、市场行情、技术水平、工程量、工程周期等因素的影响,稍有不慎就会导致评估结果出现偏差,影响项目造价精准性。所以估价师要合理选用工程造价方法应用于房地产项目中。基于此,文章主要研究工程造价在房地产行业评估环节中的应用,首先阐述了工程造价和房地产评估的理论知识,其次对当前市场上常见的评估方式进行分析,即成本估价法、市场比较法、收益还原法、假设开发法等,最后针对工程造价实际应用展开探索。希望文章关于工程造价在地产行业中应用的一系列研究能够为有关企业提高盈利空间提供参考价值。 Real estate appraisal refers to the appraiser choosing the appropriate price evaluation method and the market price evalua-tion model to evaluate the value of real estate projects.During the period,the accuracy of the real estate project evaluation results will be affected by various policy documents,market conditions,technical level,engineering quantity,project cycle and other factors.A slight mistake will lead to the deviation of the evaluation results,which will affect the accuracy of the project cost.So the appraiser should rea-sonably choose the project cost method applied to the real estate projects.Based on this,this paper mainly studies the application of engi-neering cost in the real estate industry evaluation link,first expounds the project cost and the theory of theoretical knowledge,the second common evaluation analysis on the current market,namely,cost comparison,market reduction method,hypothesis development method,etc.,finally explore the practical application of engineering cost.It is hoped that a series of studies on the application of project cost in the real estate industry in this paper can provide reference value for relevant enterprises to improve the profit space.
