摘要
当前,我国城市更新进入新阶段,主要特点是市场主导、存量改造,重点突出创意运营,解决城市环境品质问题。在非首都核心功能疏解的大背景下,北京“动批”片区空置大量商业空间,故需通过改造再利用为片区高质量发展注入新动能。以奇安信企业安全集团总部改造项目为例,从实践层面对既有建筑改造进行思考,在最大化延续并利用既有建筑空间的前提下,提出开放高效、生态节能、人文绿色的设计理念,着重营造优渥的产业生态环境,为新时代城市发展赋能聚力。
Currently,China’s urban renewal has entered a new stage,which is mainly characterized by market-led,stock transformation,focusing on creative operations to solve urban quality problems.In the context of the relaxation of non-capital core functions,a large amount of commercial space is vacant in the“Zoo Wholesale Market”area in Beijing,it is necessary to inject new momentum into the high-quality development of the area through renovation and reuse.Taking the renovation project of Qi-anxin Enterprise Security Group Headquarters as an example,the renovation of existing buildings from a practical perspective are pondered on the premise of maximizing the continuous use of existing building space,the design concept of efficient openness,ecological energy conservation,and humanistic green is proposed,focusing on creating a favorable industrial ecological environment and empowering urban development in the new era.
