摘要
房地产企业近年来面临资金紧张、融资困难等问题,部分房地产企业由于资金链断裂走向破产,针对此国家及时出台了宏观调控政策,如优化限购、优化限价、优化限贷、优化限售、购房补贴等,但收效甚微。房地产企业财务风险的产生与房地产企业的经营特点密切相关,如资金投入大、周期长等,在此情形下,房地产企业财务风险及对策探究尤为重要。
In recent years,real estate enterprises are facing the problems of capital shortage and financing difficulties.Some real estate enterprises are going bankrupt due to the broken capital chain.In vriew of this,macro--control policies have been introduced in time by the state,such as optimizing purchase restriction,price restriction,loan restriction,sales restriction and housing subsidy,but with litle effect.The financial risks of real estate enterprises are closely related to their operating characteristics,such as large capital investment and long eycle.In this case,it is particularly important to explore the financial risks and countermeasures of real estate enterprises.
