摘要
近年来,工业遗产建筑通过保护与再利用方式积极融入后工业地块的居住再开发中。尽管“土地收储、挂牌交易、拆除新建”的模式无法保全没有历史身份的工业遗产建筑,但开发企业在局部已积极探索保护再利用与高密度开发相结合的平衡,在活化利用局部工业遗产建筑的同时,促进居住区开发模式的文化升级和整体增值。文章选取万科集团3个居住区开发项目为研究对象,将空间生产理论应用于工业遗产建筑形态演化的微观分析中,探讨后工业地块居住再开发与工业遗产建筑再利用在多重维度上的关联。研究指出,工业遗产建筑再利用的文化价值及其外部性在居住生产模式中具有示范意义,工业遗产建筑不仅通过再利用积极参与居住开发的叙事,也借由场地结构、时空秩序、关联性的建筑语言和材料语言,与高密度居住区之间形成高效互动;此外,遗产建筑再利用也面临公共性不足、符号化和绅士化等挑战。
In the recent years,by means of protection and reuse,industrial heritage building is actively merged into the residential redevelopment of post-industrial plot.The industrial heritage building without historical identity could not be preserved by the pattern of“land levy and reserve,listed transaction and reconstruction”,but the developing enterprises have already locally explored the balance between protection and reuse and high-density development,while activating and utilizing local industrial heritage building,it promotes the cultural upgrading and overall appreciation of the development mode of residential area.Three residential area development projects of Vanke Group is selected as the research object in this paper,it applies space production theory into the microanalysis of the morphological evolution of industrial heritage building,and it discusses the relation between the residential redevelopment of post-industrial plot and reuse of industrial heritage building in multiple dimensions.It is pointed out through research:the cultural value of the reuse of industrial heritage building and its externality has demonstrative significance in the residential production mode,and industrial heritage building not only actively participates in the narration of residential development through reuse,but also forms efficient interaction with high-density residential area by site structure and space-time order as well as relevant architectural language and material language;in addition,reuse of heritage building is also faced with the challenge of shortage of publicity,symbolization and gentrification,etc.
