A Simple Life of Diversity:Review on Vanke Community Design

留仙洞南绿廊项目启动距今十年,是城市空间复合发展提速的十年,也是实体商业环境面临严峻考验的十年。互联网的快速发展夺走了不少零售商机,而虚拟世界的扩张把人们的精力从实体空间异化到小小的手机面板上。然而,云城万科里作为首创性的“公园式商业”一举成功,确为一种复合化、多维度公园生活方式的诞生提供了鲜活的研究案例。本文从空间维度和公共性行为边界等方面剖析公园、商业和市政停车等不同属性的功能叠加,论述在城市规划、建筑设计规范、物业权属等桎梏下,如何实现“合分合”的集群设计工作模式创新,探索“公园里的房子”空间设计理念的贯彻和突破。

Liuxiandong South Green Corridor project was launched ten years ago,which is a decade of accelerated urban space complex development,and the real business environment is facing a severe test as well.The development of the Internet has taken away many retail business opportunities,and the expansion of the virtual world has alienated people's energy from the physical space to a small mobile phone panel.However,the success of Cloud City Vanke Village as the first"park-style business"does provide a living case study for the birth of a complex and multi-dimensional park lifestyle.This paper analyzes the functional superposition of different attributes such as parks,commercial and municipal parking from the aspects of spatial dimension and public behavior boundary,discusses how to realize the innovation of cluster design working mode of"combination,division and combination"under the shackles of urban planning,architectural design norms and property ownership,as well as the implementation and breakthrough of the spatial design concept of"houses in the park".
