摘要
保障性住房是改善城市中低收入群体住房难题的重大民生举措,广州市早期建设的保障房社区拥有较好的区位条件与交通优势,但其内部也存在许多未利用或利用不当的空间,也叫畸零空间,其存在影响着土地利用效率与居民幸福感。文章基于实地调研与查阅资料,总结得出畸零空间的形成主要受到规划思路、建成时间、居民构成,以及社会保障的性质影响,并归纳其目前主要为废弃、占用、功能杂糅的使用现状。以广州市最早建设的大型保障房社区棠德花苑为例,提出对高破坏畸零空间进行城市修复,利用畸零空间进行触媒改造的更新改造策略,希冀未来能够为保障房规划设计人员提供借鉴,在有限的设计条件下,为中低收入群体创造宜人的居住环境。
Affordable housing is an important measure of people’s livelihood to improve the housing problem of middle and low-income groups in the city.The social affordable housing communities built in the early stage in Guangzhou have better location conditions and transportation advantages,but there are many unused or improperly used spaces inside them,also called aberrant spaces.The existence of aberrant spaces affects the land use efficiency and residents’happiness.Based on the field survey and data review,the paper concludes that the reasons for the formation of aberrant space are mainly affected by the planning idea,the completion time,the composition of the residents,and the nature of social security,and summarizes the current status quo that it is mainly abandoned,occupied,and functionally mixed.Taking the large-scale affordable housing community built the earliest in Guangzhou,Tangde Huayuan,as an example,it also proposes an urban restoration strategy for the highly damaged aberrant space and a catalytic transformation strategy for the low utilized aberrant space.It is hoped to provide a reference for the planning and designing personnel of affordable housing in the future, and to create a pleasant living environment for the middle and low-income groups under the limited design conditions.
