“留改拆”背景下老旧小区更新改造关键技术研究

老旧小区更新改造一直是民生工程的重要组成部分。近年来,随着“留改拆”全新理念及城市有机更新思路的不断深入,老旧小区更新改造的内涵和外延不断发生变化。本文从“留改拆”的理念出发,基于老旧小区更新改造的需求及面临的问题,从外立面保温防水的修缮与再利用、设备设施改善、建筑结构安全性能提升、复杂环境下施工组织设计等方面开展关键技术研发,为民生改善和历史文脉传承并举的城市更新新理念提供技术支撑。

The renewal and renovation of old residential areas has always been an important part of people's livelihood projects.In recent years,with the deepening of the new concept of"retention,renovation and demolition"and the idea of urban organic renewal,the connotation and extension of the renewal and renovation of old residential areas are constantly changing.Starting from the concept of"retention,renovation and demolition",this paper is based on the needs and problems faced by the renewal and renovation of old residential areas.Research and development of key technologies are carried out from the aspects of facade insulation and waterproof repair and reuse,equipment and facilities improvement,safety performance improvement of building structures,construction organization design in complex environments,etc.,to provide technical support for the new concept of urban renewal that both improves people's livelihood and inherits historical context。
