城市中存量商业建筑更新改造——以上海云汇天地为例

The Renewal and Transformation of Urban Stock Commercial Buildings:A Case of Shanghai Yunhui Tiandi

文章在城市更新的大背景下,分析国内商业建筑更新改造的趋势和发展方向。在上海云汇天地项目改造实践中,针对项目的位置和定位,对商业建筑动线的重塑、商业及办公空间的更新、商业建筑立面的改造,以及商业建筑改造中消防问题的解决进行了探索。文章结合项目实践,总结商业建筑更新改造的流程,形成存量商业建筑改造中的建筑设计策略,最终得出该类建筑更新改造的一些共性结论。

Under the background of urban renewal,this paper analyzes the trend and development direction for the renewal and transformation of domestic commercial buildings.In the transformation practice of Shanghai Yunhui Tiandi project,in view of the location and positioning of the project,the paper explores the reshaping of the dynamic line of commercial buildings,the renewal of the commercial and office space,the transformation of the facade of commercial buildings and the solving of the fire protection problems in the transformation of commercial buildings.Combined with the project practice,this paper summarizes the process for the renewal and transformation of commercial buildings,discusses the architectural design strategies in the transformation of the existing stock commercial buildings,and finally,obtains some general conclusions for the renewal and transformation of this kind of buildings.
