摘要
随着城市建设活动的高度发展,城市土地资源越发紧缺,在此背景下,深圳作为高密度城市建成区,启动了城市规划的新思路,即土地整备利益统筹,以此代替一般意义上的城市更新项目,以最大效率解决存量土地开发问题及各方土地利益平衡问题。本文以深圳新桥社区的土地整备利益统筹项目为例,深入解析其具体内容与工作方法,为现阶段城市更新规划编制提供新的思考与借鉴方向。
With the high development of urban construction activities,urban land resources are becoming increasingly scarce.In this context,Shenzhen,as a high-density urban built-up area,has launched a new approach for urban planning,which is to coordinate the interests of land preparation,so as to replace the general urban renewal projects,and solve the problems of stock development and the land interests balance among all parties with the greatest efficiency.This article takes the land preparation and interests coordination project in Xinqiao Community,Shenzhen City as an example to deeply analyze its specific content and work methods,providing new thinking and reference directions for the current compilation of urban renewal plans.
