交通建筑改扩建项目中改造技术研究——以某客运站商业改造为例

Research on Reconstruction Technology of Transportation Building Reconstruction and Expansion Project——Taking the Commercial Transformation of an Bus Terminal as an Example

以汽车客运站发展过程作为切入点,并且对公路运输营业性客运量变化情况进行分析,以某客运站改扩建项目作为研究对象,通过对场地周围业态的分析,项目商业空间改造思路的论述,交通组织方式的研究以及对地域文化的融入分析,总结出我国客运行业逐渐站在历史舞台的边缘,客运功能不断弱化,急需要进行改造的现状。汽车客运站进行商业改造能够带来更高的经济效益,反哺于交通运营。在保证客运功能的前提下,交通建筑内商业面积控制比较严格,休闲式体验式商业建筑以及年轻化形象提升改造能够更好地契合场地以及各类条件限制,对目前国内客运建筑的改扩建提供了一个新的改扩建思路。

Taking the development process of bus terminal as the starting point,and analyzing the changes of highway commercial transportation passenger volume in China,takes the reconstruction and expansion project of a passenger station as the research object.Through the analysis of the business form around the site,the discussion of the commercial space reconstruction ideas,the research on the transportation organization mode and the integration analysis of regional culture of the project,it concludes that the passenger transport industry in our country is gradually standing on the edge of the historical stage,the function of passenger transport is weakening,and the bus terminal is in urgent need of reconstruction and expansion.The commercial transformation of the bus terminal can bring higher economic benefits and feed back to the highway transport operation.On the premise of ensuring the function of bus terminal,it is strict control of commercial area in traffic buildings.Therefore leisure experiential commerce and rejuvenation facade renovation can better fit the site and various conditions,and provide a new idea for the reconstruction and expansion of domestic bus terminal buildings.
