基于BIM技术的建筑机房数字化巡检系统研发与应用

摘要 为解决传统运维中设备机房巡检低效问题,本文研发了基于BIM的建筑机房数字化巡检系统。该系统运用IFC数据标准,完成了设施运维系统异构数据与BIM模型的无缝融合,实现了全生命期运维阶段的BIM三维可视化应用,并在某办公楼设备机房中得到应用。应用系统后设备机房巡检效率提升了4倍,故障预测和响应时间缩短了50%,设备运行能耗下降了约4%~5%,最终提升了该试点项目设备机房高效运维能力。 In response to the inefficiencies encountered in traditional equipment room inspection practices within maintenance operations,an advanced BIM-based digital inspection system tailored for building equipment rooms has been meticulously developed in this paper.This system adeptly harnesses the IFC(Industry Foundation Classes) data standard to impeccably amalgamate disparate data from facility maintenance systems with BIM models,thereby effectuating a seamless integration that offers a panoramic three-dimensional visual representation of BIM applications across the entire spectrum of operation and maintenance phases.The practical implementation of this system within an equipment room situated within an office building.It demonstrated exceptional performances include a quadrupling of inspection efficiency,a substantial 50% reduction in predictive fault identification and response times,and an appreciable reduction of equipment operational energy consumption by approximately 4%-5%.As a culmination of these advancements,this pilot initiative has significantly elevated the operational efficiency of equipment rooms through the strategic deployment of this advanced system.
