公共建筑智能化运维平台应用现状调研

Research on the Application of Smart Operation and Maintenance Platform for Non-residential Buildings

摘要 公共建筑的建筑规模大、机电设备系统复杂、运行模式多变,在传统人工运维管理模式下,运维投入成本高且管理效率低。基于传感器技术、计算机技术、物联网技术建设建筑智能化运维平台,成为了提升公共建筑运维水平的重要技术手段。然而,目前关于我国智能化运维平台的应用现状研究数量较少,难以全面反映应用现状与存在的问题。因此,本研究针对36个应用智能化运维平台的公共建筑项目开展了问卷调研。基于定量化的统计数据,对数字化运维平台建设、能耗分项计量、室内环境质量监测、空调系统自动化控制、照明自动化控制、平台故障与维护、平台应用效果评价以及平台发展方向进行了讨论。本研究可为建筑智能化运维平台的高质量发展与大规模推广应用提供指导建议。 Non-residential buildings have large floor areas,complex mechanical and electrical equipment systems,and variable operation modes.Under traditional manual operation and maintenance(O&M) management mode,the cost of O&M is high and the management efficiency is low.Based on sensor technology,computer technology and Internet of Things technology,building smart O&M platform has become an important technical means to improve the O&M level of non-residential buildings.However,the number of studies on the applications of smart O&M platform in China is relatively small,and it is difficult to reflect the application status and existing problems comprehensively.Therefore,this study conducted a questionnaire survey for 36 non-residential building projects that applied smart O&M platforms.Based on the quantitative statistics,the construction of smart O&M platform,the energy consumption sub-metering,the indoor environmental quality monitoring,the air conditioning system automation control,the lighting automation control,platform failure and maintenance,the evaluation of platform application effect,and the development direction of the platform were discussed.The results of this study can provide guidance suggestions for the high-quality development and large-scale promotion and application of building smart O&M platforms.
