摘要
提升保障房居住品质是实现包容性城市和城市高质量发展的重要举措。目前,各地保障房受到城市发展、建设成本和开发时序等因素限制,普遍面临保障房郊区化、服务配套滞后、人居环境品质低下等问题。本研究立足于城市高质量发展的社会需求,基于目前保障房规划设计困境,以马銮湾保障房地铁社区一期作为研究对象,基于三个尺度梳理规划设计策略,即社区——打通公共交通最后“一公里”策略;建筑外部空间——环境友好包容型设计策略;建筑室内——兼具实用与微气候适应性设计策略。本研究可为规划设计管理或实践部门提供参考,为保障性住房高质量发展提供基本策略和规划设计方法。
Enhancing the quality of life in affordable housing is a crucial measure for achieving inclusive urbanization and high-quality urban development.Currently,affordable housing faces several challenges due to limitations in urban development,construction costs,and development timelines,including suburbanization,lagging service support,and poor living environments.This paper addresses the social demands for high-quality urban development by examining the planning and design dilemmas of affordable housing.Taking Phase I Project of Maluanwan Affordable Housing Metro Community as the research object,the paper sorts out the planning and design strategies from three dimensions,that is,“for the community,bridging the‘last mile’in public transport connectivity”,“for the exterior architectural spaces,environment-friendly inclusive design strategies”,and“for interior architectural spaces,climate adaptation strategies”.The paper provides a reference for planning and design management or practical departments,and provides foundational strategies and methods for the high-quality development of affordable housing.
