摘要
旧住宅区数量多、现状复杂,“留改拆”对象难以精准定位,旧住宅区改造推进困难。为了划定旧住宅区的拆除底线,精准定位旧住宅区的“留改拆”对象,防止大拆大建,从改造紧迫性、经济可行性及改造价值三个维度出发,筛选相应评价因子,结合定性评价与定量评价,构建旧住宅区改造潜力综合评价体系,并结合福田区实践案例,探索从全区层面分析旧住宅区改造潜力的方法,为旧住宅区改造工作提供参考借鉴。
Due to the large number of old residential areas,and the complexity of current situation,the difficulty in accurately locating the objects of "retention,renovation,and demolition" makes it difficult to promote the renovation of old residential areas.In order to establish the bottom line for the demolition of old residential areas,accurately locate the objects of "retention,renovation,and demolition" in old residential areas,and prevent large-scale demolition and construction,this article selects the key evaluation factors from three dimensions:urgent renovation needs,economic feasibility and renovation value.In combination with qualitative evaluation and quantitative evaluation,it constructs a comprehensive evaluation system for the renovation potential of old residential areas.Taking the practical case of Futian District as example,the method of analyzing renovation potential of old residential areas is explored at the district level,which could provide reference for the renovation work of old residential areas.
