微更新理念下的老旧小区宅前微空间设施更新策略研究——以天津本溪楼小区为例

Research on the Renovation Strategy of Micro-space Facilities in Front of Aging Residential Buildings under the Concept of Micro-renewal--A Case Study of Benxilou Small District in Tianjin

本文旨在提出城市老旧小区宅前微空间的更新策略,延续并构建更具“日常场景”与“生活意义”的空间环境,完善“存量更新”背景下人居环境的可持续发展。以天津本溪楼小区为例,运用实地观察、问卷访谈与行为注记等方法对其宅前微空间的使用现状与功能特征进行调研与剖析,基于居民的日常生活需求与地域文化特征,提出调整、整治、重塑和激活微空间的设计原则,并运用功能模块“解构—重组”与服务场地“巧借—轻还”的设计策略,创造了功能复合、机制弹性、形态多元、应用灵活的一系列设施组合模块。显著缓和了空间更新过程中出现的权属管理与边界利益冲突,增强了空间效能,激活了社区活力,突显了传统风貌,提升了环境品质。微更新理念指导下的宅前微空间设施更新策略为可持续地营造趣味盎然、共建共享共治、和谐宜居的老旧小区微空间环境提供了有效参考与借鉴。

This paper aims to effectively implement the renovation strategy for micro spaces in front of urban aging residential neighborhoods.It is imperative to extend and establish a spatial environment that embodies a richer'everyday scenario'and'life significance,'thus enhancing the sustainable development of the living environment within the context of'incremental renewal'.Taking the Benxi Building Complex in Tianjin as a case study,this research involved on-site observations,questionnaire interviews,and behavioral notations to investigate and analyze the current utilization and functional characteristics of its front microspaces.Based on residents'daily life needs and regional cultural features,it proposed design principles for adjusting,refurbishing,reshaping,and activating these micro spaces.The study employed a design strategy of functional module'deconstruction-recomposition'and service site'clever borrowing-light returning'to create a series of facility composite modules that are functionally versatile,mechanically flexible,morphologically diverse,and adaptable.Significantly alleviated ownership management and boundary interest conflicts that arise during the spatial renovation process,enhanced spatial efficiency,activated community vitality,emphasized traditional aesthetics,and improved environmental quality.The micro-space facility renewal strategy,guided by the micro-renewal concept,offers valuable insights and references for sustainably creating an engaging,co-building,co-sharing,and harmonious living environment in aging residential neighborhood micro spaces.
