摘要
街道界面的贴线率是评估公共生活与城市景观的关键量化因素。基于此,以南京市不同区域城市中心区为研究对象,通过文献分析、实地调研、多源数据等方法,分析不同道路等级、不同功能类型的街道在建筑贴线率方面的特征。研究表明:①按道路等级分析,次干路、支路两侧的建筑贴线率高于主干路,快速路的整体连续性不足;②按功能类型划分,生活服务性街道的建筑贴线率高于商业街道;商业综合体的建筑贴线率高于步行街,最低为商务商业区;③贴线率管控适用于公共活动丰富、慢行者较多且高度商业化的街道,取值范围主要集中在55%~80%;④应当对建筑贴线率实施差异化管控,特别针对公共活动中心和商业商务核心区域,以及生活服务性的次干路、支路;⑤街区层面与地段层面的建筑贴线率需要协同,共同实施界面管理,以确保街道界面的连续性和完整性。
The'near-line ratio'of the street interface is a key quantitative measure of urban landscape and public life.Based on this,this study selects different regional urban central areas in Nanjing City as the main object,and analyzes the characteristics of streets with different road classes and functional types in terms of building near-line ratio through literature analysis,field research,and multi-source data.Research shows that:①Road hierarchy perspective:The building near-line ratio is higher on the sides of secondary and side roads compared to trunk roads.However,the overall continuity along expressways is insufficient.②Functional perspective:The building near-line ratio is higher in life service streets compared to commercial streets.The ratio is also higher in commercial complexes than in pedestrian streets and business commercial areas.③Spatial characteristics:The building near-line ratio control is applicable to street spaces with rich public activities,higher pedestrian flow,and a high level of commercialization.The typical value range is 55%~80%.④Differentiated control:Differentiated building near-line ratio control is necessary,with a focus on public activity centers,commercial business centers,as well as secondary and side streets in residential areas.⑤Synergistic management:The building near-line ratios at the neighborhood and lot levels need to be coordinated to ensure the continuity and completeness of the street interface through joint implementation of interface management.
