个体特征、执业特征与行业特征对房地产经纪人收入满意度的影响研究

A Study on the Influence of Individual Characteristics,Professional Characteristics,and Industry Characteristics on the Income Satisfaction of Real Estate Brokers

房地产经纪人从业人员数量超过百万,是中国房地产市场的重要参与者,但学界对该群体工作状态的关注较少。本文基于7个城市的调查数据,分析了房地产经纪人的个体特征、执业特征和对房地产经纪行业的看法,即行业特征与收入满意度之间的关系。研究发现,个体特征对经纪人的收入满意度影响有限;执业特征对经纪人收入满意度没有影响;行业特征对经纪人收入满意度影响显著。本文在上述研究发现的基础上提出了企业重视经纪人职业化发展、优化企业培训内容等管理建议。

Real estate agents have over one million employees and are important participants in the Chinese real estate market,but there is relatively little attention from academia on the working status of this group.This article is based on survey data from 7 cities,analyzing the individual characteristics,professional characteristics,and views on the real estate brokerage industry of real estate brokers,namely the relationship between industry characteristics and income satisfaction.Research has found that individual characteristics have limited impact on broker's income satisfaction;The professional characteristics have no impact on the income satisfaction of brokers;Industry characteristics have a significant impact on broker income satisfaction.Based on the above research findings,this article proposes management suggestions for enterprises to attach importance to the professional development of brokers and optimize enterprise training content.
