摘要
长租公寓是住房租赁市场的新业态,也是对城市存量空间的整合再利用,值得从城市更新视角深入探究。文章基于项目公示信息及相关兴趣点(Point of Interest,POI)数据,综合运用空间分析、定量统计等方法分析南京市长租公寓改建项目分布特征。研究发现:南京市长租公寓改建项目以老旧商办楼宇为主,空间布局总体呈现“一核一带多点”的空间格局。区位选址主要受生活配套设施和就业机会的影响,对商圈和产业园具有依赖性。最后在对既有项目进行分析的基础上得出对存量资源的识别,并提出优化发展建议。
The long-term apartment is a new format of the housing rental market,and also a regeneration of existing urban space,which is worth exploring from the perspective of urban renewal.Based on the data of renovated long-term apartments in Nanjing and related Points of Interest(POI),comprehensive methods including spatial analysis,quantitative statistics are used to analyze the spatial distribution.Research shows that the renovated long-term apartments in Nanjing are mainly transformed from old office buildings and the spatial distribution shows a spatial form like"one core,one belt,multiple points".The siting of long-term apartments is mainly influenced by public service facilities and employment,which shows a strong relation with commercial districts and industrial parks.Finally,potential sites are identified and development proposals are given based on the analysis of the spatial distribution of existing long-term apartments.
