摘要
房地产业作为国民经济的重要组成部分,其金融风险的管理与控制关系着整个金融体系的稳定性。近年来,我国房地产市场的表现持续异常,随之而来的系统性金融风险也日益加剧。但随着国家相关调控政策的一步步落实,房地产业正在走向理性和规范。为了保证房地产业的健康快速的发展,对房地产市场当前的风险进行研究显得尤为重要。而要降低房地产市场的风险,势必要建立由上到下对楼市的信心。从短期来看,可以适度放宽对房地产企业的金融支持,以弱化企业的资金流转影响;就长期而言,建立房地产业发展的长效机制,使得企业转向更稳健并可持续的新发展模式。
As an important part of national economy,the management and control of real estate financial risks are related to the stability of the whole financial system.In recent years,the performance of China’s real estate market has been abnormal.With the step-by-step implementation of national real estate control policies,China’s real estate industry is moving towards rationality and standardization.At the same time,the subsequent systemic financial risks are also increasing.In order to ensure the reasonable and rapid development of the real estate industry,it is particularly important to study the current risks of the real estate market.To reduce the risk of the current real estate market,it is necessary to build confidence in the property market from top to bottom.In the short term,we can moderately relax the financial support for real estate enterprises and weaken the influence of capital flow of enterprises.In the long term,we can establish a permanent mechanism for the development of the real estate industry,and make the enterprise a sustainable new development model.
