摘要
顺应生态经济发展趋势,推动绿色建筑发展,对实现双碳目标具有重要意义。文章选取绿色建筑运营阶段的维护和管理为主要研究对象。按照利益相关者视角,从政府、开发商、物业管理企业、业主4个利益相关者层面构建了包含4个一级指标、18个二级指标的绿色建筑运营管理发展影响指标体系。基于结构方程模型,探究不同利益相关者对绿色建筑运营和管理发展的影响。结果表明,绿色建筑运营管理受上述4个层面的影响,政府和物业管理企业对绿色建筑运营管理的影响最为显著。根据分析结果提出相应对策建议,为推动绿色建筑运营管理发展提供理论参考。
Adapting to the trend of ecological and economic development.promoting the development of green buildings are of great significance for achieving the 'dual carbon'goal.The article selects maintenance and management during the operation phase of green buildings as the main research object.According to the perspective of stakeholders,a green building operation and management development impact indicator system has been constructed from four levels of stakeholders:government.developers,property management enterprises,and owners,which includes four primary indicators and 18 secondary indicators.Based on structural equation modeling,it has been explored what are the impacts on the operation and management development of green buildings from different stakeholders.The results indicate that the operation and management of green buildings are influenced by the above four levels,with the government and property management enterprises having the most significant impact on the operation and management of green buildings.Based on the analysis results,corresponding counter measures and suggestions are proposed to provide theoretical reference for promoting the development of green building operation and management.
