摘要
城镇老旧小区改造的增量空间对原有居民的生活品质提升有着重要的意义,也是融资的重要条件之一。今选取老旧小区拆除重建实践案例较多的浙江、北京、上海、成都、广州、深圳等地为研究对象,通过对当地政策和实践案例的综合研究,梳理现行政策框架下,城镇老旧小区拆除重建增量空间的来源与规模、土地供应、审批流程、产权登记等,为后续城镇老旧小区拆除重建项目提供政策指引和指标参考。
The incremental space for the renovation of old urban communities directly determines the quality of life of indigenous residents and is also an important condition for financing.This article selects Zhejiang,Guangzhou,Beijing,Shanghai,Chengdu,Shenzhen and other places with many practical cases of demolition and reconstruction of old residential areas as research objects.Through comprehensive research on local policies and practical cases,it sorts out the sources and scale of incremental space for demolition and reconstruction of old residential areas in urban areas under the current policy framework,land supply,approval process,property rights registration,etc.,providing policy guidance and indicator reference for subsequent demolition and reconstruction projects of old residential areas in urban areas.
