TOD理念下的高铁客站上盖开发业态规模规划研究

摘要 高铁客站作为区域交通枢纽及客流集散中心,其上盖空间的开发具有较高的经济价值及社会效益,亟需进行研究以提升上盖开发业态、规模等方面的合理性。本文基于TOD理论,综合国内外成功高铁站上盖开发案例,研究提出高铁客站上盖开发的综合评估流程,分析与梳理高铁客站上盖开发潜力、业态、规模的主要影响因素,并以杭州西站上盖开发为案例对评估流程与理论体系进行实践应用,以验证评估体系的可行性,以期为未来高铁客站上盖开发规划方案提供建议及指导。 As a regional transportation hub,the development of the upper cover of high-speed railway stations(DUCRS)has high economic and social benefits,and research is needed to improve the rationality of overlying development in terms of formats and scale.Based on Transit-Oriented Development(TOD)theory and the development of the upper cover of high-speed railway stations cases at home and abroad,this article proposes a comprehensive evaluation process for DUCRS,analyzes and sorts out the main influencing factors of the potential,formats,and scale of DUCRS,and takes Hangzhou West Railway Station as a case,the evaluation process and theoretical system are practically applied to verify the feasibility of the evaluation system,in order to provide suggestions and guidance for future planning of DUCRS.
