摘要
随着我国城市化进程的推进,城市人口逐渐增多,住房需求不断增加,在房价较高的城市,小户型高密度住宅项目更为市场推崇。小户型高密度住宅项目居住密度大、业主多,开发商面临的交付压力更大,对项目的工期、质量也提出了更高的要求。文章以厦门市某住宅项目为例,针对小户型高密度住宅工程的特点,详细阐述项目在设计、工艺及措施三个方面的具体优化应用,并提供项目上部、地下室及室外工程施工推演模型,制定穿插施工管理制度和保障措施,帮助项目实现高效率、高质量施工,可为类似工程的施工提供良好的借鉴作用。
With the advancement of urbanization in China,the urban population is gradually increasing,and the demand for housing is constantly increasing.In cities with higher housing prices,small-unit residential projects are more popular with the market.Small-unit residential projects have a high residential density and many owners,who have higher requirements for the project’s schedule and quality,resulting in greater delivery pressure for developers.This paper takes a residential project in Xiamen as an example.In view of the characteristics of small-unit high-density residential engineering,it elaborates on the specific optimization contents of the project from three aspects:design,technology,and measures.It provides a construction deduction model for the upper part,basement,and outdoor engineering of the project,and develops interspersed construction management systems and guarantee measures to help the project achieve efficient and high-quality construction.It can provide a good reference for the construction of similar projects.
