Research on Improving the Waterproofing Ability of the Roof of Developed Real Estate

近年来,在商品房竣工交房及业主使用期间,反映最多的工程问题是防水问题,如屋面渗漏水一度成为投诉热点。文章以如何提升开发楼盘屋面防水能力为主要研究内容,通过在项目前期加强产品管控,在建设过程中提高屋面防水材料、屋面结构层及防水层的质量,以及在后期物业有效管理等方面,提出切实可行的管控措施,系统性地解决屋面渗漏水问题,对提升开发楼盘屋面品质及建筑工程的总体质量起着重要的作用。

In recent years,during the completion and delivery of commercial housing and the period of use by owners,the most frequently reported engineering problems are the waterproofing problems.For example,roof leakage has once become a hot spot for complaints.This paper takes how to improve the roof waterproofing ability of the developed properties as the research content.Through strengthening product control in the early stage of the project,enhancing the quality of roof waterproofing materials,roof structural layers and waterproof layers during the construction process,and effective property management in the later stage,practical and feasible control measures are proposed to systematically solve the problem of roof leakage,which plays an important role in improving the roof quality of developed properties and the overall quality of construction projects.
