摘要
随着我国逐渐步入城镇化发展的后半场,城市发展由增量扩张为主转入存量更新为主的新阶段。以“提高土地利用效率、提升街区空间品质”为核心理念的“小街区、密路网”模式与集约型发展和追求高品质人居环境的需求相适应。以南京江北新区新金融中心地段为例,通过剖析“小街区、密路网”模式与开发建设和规划管控之间的矛盾点,提出优化街道空间界面、制定合理控制指标和明确管控要点三方面应对策略,探索“小街区,密路网”模式下面向实施的地块精细化管控方法。
As China gradually enters the second half of urbaniza-tion development,urban development has shifted from incremental expansion to a new stage dominated by stock renewal.The mode of“small block and dense road network”with the core concept of“improving land use efficiency and improving the spatial quality of blocks”is adapted to the needs of compact development and the pursuit of high-quality living environment.Taking New Fi-nancial Center of Jiangbei New District in Nanjing City as an example,by analyzing the key points of contradiction between the“small block and dense road network”mode and the construction and planning control,three coping strategies are put forward,including optimizing street interface,formulating reasonable control indicators and clarifying control points,the implementation-oriented land refined control methods under the“small block and dense road network”mode are explored.
