摘要
房地一体农村不动产登记工作是一项事关农村改革发展、乡村振兴和农民福祉的大事,做好农村房地一体宅基地和集体建设用地确权登记发证项目质量控制是重中之重。房地一体是一项极其繁琐复杂的工作,房屋和地籍测量工作需依赖于新型测绘技术,精度要求高,项目在实施过程中也会存在部分难点的处理问题。数据库是建立在属性和空间信息为一体基础上的权籍调查成果数据库,给项目质量控制带来更高的要求。针对以上问题,本文以广州市为例,阐述了农村房地一体宅基地和集体建设用地确权登记发证项目质量控制要点。
The registration of integrated real estate and land in rural areas is an important matter related to rural reform and development,rural revitalization and farmers′ welfare.The quality control of the registration and certification projects for rural integrated homestead and collective construction land is of paramount importance.The integration of real estate and land is an extremely complicated and tedious work,and the housing and cadastral survey work needs to rely on new surveying and mapping technology,with high accuracy requirements,and there will be some difficulties in the process of project implementation.The database establishment is also a database of attributes and spatial information as one of the ownership survey results,which brings higher requirements to the quality control of the project.In view of the above problems,this paper expounds the quality control points of rural integrated housing and land and collective construction land ownership confirmation,registration and certification project by taking Guangzhou as an example.
