摘要
重视价值创造而非仅关注最终产品越来越受到项目管理研究与实践领域的关注。结合价值创造理论,将建设策划从设计和建设环节的割裂研究拓展到全生命周期,为实现项目增值提供基础条件。而国际化社区由于高定位、多需求、重运营特点,对传统规划设计工作带来了挑战。本文以国际化社区建设为对象,总结价值创造导向的建设策划原则和实施策略,并通过深圳市前海珑湾国际人才公寓项目展示系统性的国际化社区建设策划实践。
Emphasizing value creation over a sole focus on thefinal product is an increasing concern in the field of project management research and practice.Combining the theory of value creation,this paper extend the study of architectural programming from the separation of design and construction stages to the entire lifecycle,laying the foundation for enhancing project value.Meanwhile,international communities,characterized by high positioning,multiple demands,and operational emphasis,present challenges to traditional planning and design practices.This paper focuses on international communities construction,summarizes the principles and implementation strategies of value-creation-driven architectural programming,and demonstrates a systematic practice of international community architectural planning through Shenzhen Qianhai Longwan International Talent Apartment project.
