摘要
医院房屋零星维修是医院正常运行的重要保障,是运营阶段建筑管理的重要工作之一。某医院将房屋零星维修外包给施工单位,从管理制度、实施范畴和造价限额、施工单位确定和任务分配、科室需求分析、实施管理、结算管理、施工单位考核评价和退出机制等方面进行管理实践,提升了医院房屋零星维修的效率和效果。
The sporadic maintenance of hospital buildings is an important guarantee for the normal operation of hospitals,and is one of the important tasks throughout the entire life cycle of buildings during the operation phase.A certain hospital adopts a combination of project management and outsourcing company management for construction units.Management practices are carried out from the aspects of management system,implementation scope and cost limit,construction unit determination and task allocation,department demand analysis,implementation management,settlement management,construction unit assessment and evaluation,and exit mechanism,which has improved the efficiency and effectiveness of hospital building sporadic maintenance.
