房地产泡沫形成机制的系统动力学分析 被引量:9

Bubble Formation Mechanism of Real Estate from the Perspective of System Dynamics

摘要 在对房地产泡沫进行理论分析的基础上,根据系统动力学思想构建了房地产市场动态模型,并结合模型说明房地产投机性需求具有自我实现的特性,能够放大市场正常波动,特别是在市场存在需求缺口时会导致价格大幅上涨,从而形成了房地产市场泡沫。房地产供给方面存在的开工和建设延迟,以及销售延迟也是泡沫产生的客观原因。模型仿真中还发现,对市场冲击的正确认识和恰当的利率政策能有效抑制泡沫,反之则可能触发和加剧危机。 To analyzes the theories of the real estate bubble,build a system dynamics model,and describes the real estate speculative demand that has characteristics of self-realization,can amplify the error messages,thus forming the real estate market bubble.Meanwhile,the delays in the construction and the sale also result in the bubble.Simulation found that a correct understanding of the market impact and appropriate interest rate policy can effectively suppress the bubble,otherwise may trigger the crisis.
