摘要
房地产抵押物评估是金融机构信贷业务流程中的重要环节,现阶段受评估方法的选用、使用,抵押物的识别、选择等诸多因素影响,抵押物评估存在一定的现实问题,这造成金融机构存在抵押物价值衰减的现象,严重影响金融机构信贷资产质量。基于对目前抵押物价值评估种种问题的认识,及对房地产抵押物评估存在的主要风险及其诱因的分析,采用科学、合理的评估方法,以及谨慎选择抵押物、检查抵押物评估报告等是防范房地产抵押物评估风险的有效手段。
Pawn estimation of real estate is an important tache in credit business process of financial institutions. At pres?ent, effected by the selection and use of evaluation methods and the identification and selection of pawn ,along with many other factors, certain realistic problems exist in mortgaged property's evaluation process, which have caused the attenua?tion phenomenon of mortgaged property's value in financial institutions, which seriously influenced the credit asset quali?ty of financial institutions. Based on the understanding of problems in current value assessment of the mortgaged property and the analysis of the main risks and their causes of the real estate mortgaged property evaluation, the adopting of scien?tific and reasonable evaluation method,along with carefully pawn choosing as well as cautiously checking of the mortgaged property's appraisal report will be the effective measures to guard against real estate pawn's assessment risk.
