摘要
本文以深圳市待开发土地估价项目为例,从运用剩余法进行国有土地使用权出让地价评估的实际出发,将土地估价过程中的关键参数指标进行分析说明,并对运用剩余法中影响土地估价结果的因素进行了研究,以期为在国有土地使用权出让地价评估中科学地运用剩余法提供方法支持与依据。
In this paper, by taking the development land valuation of the project as an example, from the use of residual method of stateowned land evaluation of land transfer of the right to the use of the reality, the land valuation in the process of the key parameters are analyzed and explained, and the use of residual method affecting land valuation results of factors were studied, in order to provide the method for the evaluation of land use right transfer of state owned land.
