摘要
从房地产价格的相关理论出发,以调查筛选的19个微观因子为着手点,以中部经济欠发达地区的小城市——咸宁市为例,选取实地调查数据构建了咸宁市商品房价格影响因素模型。利用多元线性回归分析方法研究了咸宁市商品房价格的驱动机制,得出物业管理水平、景观环境和生活配套是影响咸宁市商品房价格的主要因素。要保证咸宁市房地产市场的持续稳定健康发展,必须合理引导住房主体需求,加大保障房建设力度,同时根据区位特点合理定价,抑制商品房价格的过快增长。
Starting from the theory of real estate price,choosing 19 microscopic factors obtained by investigating and screening as a starting point,choosing the small underdeveloped city of the middle area——Xianning as an example,selecting the field survey data to construct a model of factors that affecting the housing price in Xianning,taking advantage of the multivariate linear regression analysis method to study the driving mechanism of the changes of commercial housing price.The results showed that the level of property management,landscape environment and life support are the main factors that influenced the price of commercial housing.To ensure the continuous steady and healthy development of the Xianning real estate market,departments concerned must guide the housing main demand reasonably,increase the construction of the low-income housing and affordable housing; at the same time,in order to curb the excessive growth of the commercial housing prices,rationally pricing according to the geographical characteristics is also necessary.
