摘要
在"百万大学生留汉"政策的践行过程中,解决大学毕业生的"居住问题"必然首当其冲。而如何在经济实力较弱的青年人"住有所居"和房地产开发商"利有所图"之间找到平衡成为了武汉市人才发展战略中的重要问题之一。选取武汉市17个社会经济指标,用主成分回归模型对2006-2015年间武汉市房地产投资驱动机制进行分析,得出影响武汉市房地产投资的驱动因素(驱动力影响度)分别为城市经济发展(0.996)、社会发展和人口(1.006)以及土地调控政策(-0.073),并在该视角下,结合武汉市当前住房租赁市场发展状况,从经济增长方式、房地产投资需求以及宏观调控政策3个角度对"租售并举"市场下的武汉市房地产投资提出建议。
In the process of practice by the millions of college students stay in Wuhan policy,it must bear the brunt to solve the university graduates' living problem.And how to find the balance between the young people with weak economic strength and the real estate developers' profitability has become one of the important problems in the talent development strategy of Wuhan city.This paper chooses 17 social and economic indicators of Wuhan city and analyzes the driving mechanism of real estate investment in Wuhan city from 2006 to 2015 by using the principal component regression model.The driving factors influencing the investment of real estate in Wuhan are the urban economic development(0.996),social development and population(1.006)and land control policy(-0.073),and in this perspective,combined with the current development of housing rental market in Wuhan city,the writer make recommendations from economic growth,real estate demand and macro-control policies 3 angle on the rent and sell market of the Wuhan real estate investment.
