在旅游地产快速发展的背景下,主题塑造成为旅游项目的立足之本。上海临港新城航母公园项目从满足游客需求入手,着重分析了影响主题的各个因素,如区位条件、资源禀赋、旅游地代表性的区域文化、周边主要竞争对手主题选择及旅游地客源市场的文化需求等,确立了旅游和地产两个版块的核心主题,并根据总体规划的不同分区提出了具体的主题塑造策略。
With the development of tourist real estate, the theme becomes the key of tourist project. Aircraft Carrier Park planning starts from tourist need, analyzes the influence elements to the theme, such as the location conditions, resource endowment, regional culture, major competitors’ theme and customer market, ensures two themes “tour” and “estate”, and proposes the themes strategy to dif erent zone base on the master plan.
