住房是城市居民生活保障的民生之本,引导城市住区有序建设是城市发展的重要课题。伴随着城镇化进程,城市住区的布局形式、空间尺度和配套设施等不断演进,住区规划建设在城市不同发展阶段面临的挑战和问题也不尽相同。为此,文章以武汉市为例,在分析总结不同历史阶段住区规划布局特征的基础上,从住区规模及住区区域规模、住区规划布局现状、住区配套及社会治理等方面进行住区规划布局评估,通过大数据分析住区规划布局存在的主要问题,并结合未来的发展趋势,从规划管控方式、住房供应模式和宜居街区营造3个方面提出武汉市住区规划指引建议。

Housing is essential to people’s livelihood. Guided construction of communities is an important issue for urban development. Along with the urbanization process, the layout, spatial scale and supporting facilities of communities are constantly evolving, and the challenges and problems of residential development planning vary in different urban development stages. This paper takes Wuhan as an example to propose the guidelines for residential planning by analyzing the characteristics of residential development pattern, researching the main problems of residential planning on big data, and summarizing the future development trend.
