摘要
土地市场成熟度的发展对于实现土地资源配置的效率与公平具有重要的意义。以2012-2018年石家庄市为例,从发展、协调、弹性、竞争,效率方面构建评价指标体系,采用熵权-突变级数和障碍度定量分析土地市场的成熟度与障碍度。结果表明:(1)市本级的成熟度高于县域,空间差异特征明显;(2)2012-2018年成熟度水平得分为0.0422-0.9805,成熟度总体呈波动上升发展趋势;(3)主要障碍因素是市场发展和价格弹性指数。
The development of land market maturity is of great significance to the efficiency and equity of achieving land resource allocation.Taking the development of Shijiazhuang in 2012-2018 as an example,we built the evaluation index system from these factors:development,coordination,elasticity,competition and efficiency.Besides,we analyzed the obstacles and maturity of land market by using catastrophe progression method and obstacle factors.The result shows that:(1)The maturity of the municipal level is higher than the county.The difference is obvious in different regions.(2)The score of the maturity level is 0.0422-0.9805.In a word,there is a rising tendency of the maturity development.(3)The major obstacles are the indexes of market development and price elasticity.
