面向住宅性能认定实施的博弈分析

TO ANALYZE THE IMPLEMENT OF HOUSING PERFORMANCE DETERMINATION FROM GAME THEORY

随着我国城镇居民生活水平的不断提高,科学技术的迅猛发展,人们对住宅这种特殊商品的消费观念发生了深刻的变化,消费者在购房时对住宅的功能质量、环境质量、服务水平的要求也日益提高。住宅性能认定是我国为引领住宅品质的提高,促进住宅消费者的利益在借鉴外国经验的基础上,建立起来的一套住宅性能综合评价制度。通过分析住宅开发企业间博弈以及住宅开发企业与消费者间的博弈,总结影响住宅性能认定工作实施的主要因素,提出促进住宅性能认定工作的建议,对今后我国住宅性能认定工作的开展起到一定的指导作用。

The living standard of inhabitant in our country has been enhanced ,and science and technology has quickly been developed.So people has had the deep transformation to the consumption of the housing.The consumer have higher requests to the housing function quality,the environment quality and the service level.The housing performance determination will make the housing quality enhanced and will protect the benefit of our consumer.It is a set of housing performance quality synthetic evaluation system based on the foreign experience, The Game theory of enterprises invested in housing and the game theory of enterprises invested in housing and the consumer has been analyzed to summarize the primary factors of affecting the implementation of housing performance determination.And the work suggestions have been proposed.This would give certain instruction function to later work of housing performance determination in our country.
