摘要
采用GIS技术与多元回归分析数学方法,以基准地价评估资料作样本,建立各类基准地价的最优回归方程,对城区不同用地类型的基准地价进行模拟测算。该城区基准地价的空间格局及其与区位因子相关性,是由咸阳市城区商业集聚特征、CBD的空间分布及城市空间形态所决定的。利用各类基准地价最优线性回归方程对城区基准地价所作的测算结果能合理反映城区基准地价空间分布的客观规律,即不同类型基准地价的空间分布皆有明显的向心趋势。
With a technique of GIS and a mathematics method of multiple linear regression analysis, the spatial distribution of Xianyang urban datum land price and its relationship with some location factors are examined in this paper. The data base of datum price consists of 106 land parcels appraised material during 1998-1999. It establishes the various kinds of the most excellent equation of datum land price and imitates calculation the urban datum land price of the different land types. The regression analysis result indicates: the synthetically quality index of the land parcel and major traffic tubercle point are the general character factors that influenced the different types of datum land price. The trade datum land price notably related to the business center of a area, and the major location factor that influenced the residence land and the industry land is Renmin road. This relativity between the urban datum land price and the location factors decided upon the space pattern of CBD, the gather feature of the business and the space shape of the city. The calculating result that making use of the most excellent linear equation of the different types measures the datum land price of Xianyang urban indicates that the urban datum land prices all have clearly to heart tendency and the results of the different equation can be objectively reasonable.
