摘要
房地产价格具有其特有的组成结构。房地产定价的目标是根据价格组合的总和 ,设定可以实现预期利润率的价格水平 ,预期利润率不与价格上涨成正比。本文主要对房地产定价的通用方式、影响房地产价格定位的诸因素以及房地产定价后价格变动的灵活方法等问题进行了讨论。
There is a component structure peculiar to the price of real estate.The aim of real estate price_setting is,on the basis of the sum total of price combination,to fix a price level at which the anticipated profits can be assured so that the anticipated profits and the price increase are not in direct proportion.The author gives an account of the current general ways of real estate price_setting and also the influential factors on price_level decision.The consequant flexible measures for the price_fluctuation are further introduced in this paper.
