共享短租平台住宿价格及其影响因素研究——基于小猪短租网站相关数据的分析

近年来,短期房屋租赁市场发展迅速,短租平台上房源定价引起关注。本文以国内较早的短租平台——小猪短租网站上的10个重要旅游城市的12527个房源为研究对象,使用最小二乘回归以及分位数回归的方法,对9个可能影响房源定价的因素进行分析。结果显示:共享短租平台体现了共享经济中闲置资源的多样性、再利用特点;房源特性、地理位置与配套设施、房东特性及消费者评价对共享短租平台房源定价的影响程度不同。本文根据研究结论提出相关建议。

In recent years, Sharing short-term accommodation rental market have developed rapidly in the global scope.The pricing onshort-term Accommodation Rental has aroused people’s concern. Based on the sharing platform on accommodation rental---xiaozhu.com, the research objects are 12527 listings from ten tourist city in this website. Using ordinary least squares and quantile regression analysis, nine explanatory variables are explored for the influence on the houses accommodation pricing. The results show some features of sharing platform on accommodation rental:diversity and recyclingof idle resources. Characteristics of residential housing, location and facility,characteristics ofhost and consumer reviews have different degrees of impact on the pricing of accommodation rentalin sharing economy.There are some proposals according to the research conclusion.
