摘要
从房价上涨与我国地区收入差距的现实状况出发,探讨房价与地区收入差距的内在联系。在地区之间原始资本积累存在差异的基础上,进而从理论上进一步分析了房价对地区收入差距的加剧作用。以住宅商品房销售价格为主要解释变量,利用1998—2015年中国30个省市的省际面板数据,首先采用POLS、固定效应模型和随机效应模型检验了房价上涨对收入差距的影响;随后,通过Moran’s I指数对全国层面和地区层面收入差距的空间效应进行了测度;最后,引入SAR模型和SEM模型,对地区收入差距的空间效应进行了实证检验。回归结果认为,我国地区收入差距存在着显著的空间效应,而房价上升将加剧我国地区之间的收入差距。
This article starts with the actual situation of the rising housing price and the regional income disparity in China, and discusses the intrinsic link between house prices and regional income disparities. On the basis of the differences in the accumulation of primitive capital between regions, and then theoretically further analyzed the aggravating effect of house prices on the regional income gap. Taking the sales price of residential commercial housing as the main explanatory variable and using the provincial panel data of 30 provinces and cities in China from 1998 to 2015,the impact of rising housing prices on the income gap was first tested using the POLS, fixed-effect model, and random effects model; The Moran’s I index measures the spatial effects of income gaps at the national and regional levels. Finally,the SAR model and the SEM model are introduced to empirically test the spatial effects of regional income gaps. The regression results suggest that there is a significant spatial effect in China’s regional income gap. Besides, rising housing prices will aggravate the income gap between regions in China.
