摘要
创新要素是区域创新发展的重要基础,同时影响房地产市场的可持续发展。以中国31个省份为研究对象,探讨了区域创新要素对房地产市场的作用机理,并将基础设施引入区域创新要素中,构建了影响住宅商品房价的指标体系。运用空间计量模型,分析了区域创新要素对住宅商品房价分化的影响。研究表明:住宅商品房价存在着空间自相关性,且相关性呈现逐年递增的态势,空间集聚趋势越来越明显;区域创新要素对住宅商品房价格存在显著的正向影响,其中基础设施和人才要素对住宅商品房价的影响程度大于资金、技术要素的影响程度,说明基础设施条件较好,功能相对比较完备的区域,能够创建更加良好的创新环境,吸引并留住更多的高技术人才,从而增加房地产市场的有效需求,促使房价不断上涨。
Innovation elements are the important foundation of regional innovation development and affect the sustainable development of the real estate market.This paper discusses the affecting mechanism of regional innovation factors on the real estate market in China.By involving infrastructure as one of the regional innovation elements,an indicator system affecting housing price is constructed to reveal the influence of regional innovation elements on the differentiation of housing price,in which,a spatial econometric model is applied.The results show that:(1)Housing price demonstrates a nature of spatial autocorrelation,and in addition,the correlation as well as the spatial agglomeration trend is increasingly obvious.(2)Regional innovation elements have significant positive influences on housing price,in which infrastructure and talent have greater impact on housing price than capital and technology.It indicates that the regions with good infrastructure conditions and complete functions can create better innovation environment to attract and retain more high-tech talents,thus increasing the effective demand of the real estate market,to prompt rising housing price.
