摘要 美国的房地产市场是否有了复苏的迹象和趋势,各方专家众说纷纭。本文分析了美国房市的市场供求的变化,并据此分析了拥有或投资房地产能否抵御通货膨胀,如何判断房地产市场的前景,以及人口变化对房地产市场的制约和影响。对美国房市乃至整个房地产市场的深度分析,可为中国房地产市场的政策制定、金融措施乃至城市化的战略提供启示和借鉴。 Experts in various fields have different views on whether the US housing market has shown signs of recovery. Based on an analysis of the changes in supply and demand of the US housing market, this paper discusses whether properties can be used as a hedging instrument against inflation, how to estimate the prospects of housing market and the impact of demographic changes on this market. In our opinion, an in-depth analysis on the US housing market and the whole real estate market can be insightful and valuable to the policy-making of Chinese housing market and financial measures and even the urbanization strategies.
